How to compare roof renovation quotations

Two quotations for the same roof may cover very different work. Property managers and unit owners therefore need a review of inclusions, exclusions and open questions alongside the final total. A comparison is useful only when the solution covered by each quotation and the conditions behind it are clear.

Give every bidder the same starting information

Use the same bill of quantities and drawings, if available, and the same description of the observed condition. State the areas, intended roof use and access restrictions. If a bidder proposes a different solution, ask for it to be identified as an alternative and for the difference to be explained. Send updates to everyone involved so that one quotation is not based on newer information than another. Do not fill gaps in the scope with assumptions.

Compare the items that make up the complete roof

For each item, check the description, quantity, unit and included work. Merely listing waterproofing does not explain all finishing details. Ask about missing items: they may be included elsewhere, excluded or still undefined. A blank field does not mean a price of zero euros.

  • Removal of existing layers and substrate preparation.
  • Proposed insulation layers and their protection.
  • Outlets, penetrations, parapets, thresholds and sheet-metal finishes.
  • Delivery, lifting materials, waste removal and cleaning.

Check arrangements for an occupied building

The quotation or agreement should clarify worker access, use of common areas, building protection and temporary protection during work. Ask who informs residents and who is the contact person if a problem arises. The work sequence should state dependencies on weather, material deliveries and other contractors. A deadline without this information is harder to assess than a clearly described execution plan.

Align the totals and the treatment of unknowns

Check whether totals include or exclude VAT and whether the VAT basis is clearly stated in both quotations. Compare payment terms and quotation validity too. Hidden damage should be identified as an unknown; agree how it will be documented, priced and approved before additional work starts. The tool on the Roof costs page shows the difference between two entered quotations. It does not assess the suitability of a solution and is not an approved STREHAX price list.

Define what must be handed over at completion

Before choosing a contractor, clarify the review of completed work, recording of outstanding items, agreed documentation and maintenance instructions. Compare warranty terms by their actual coverage and exclusions, not just their stated duration. For a STREHAX quotation, check that Xplan is identified as the contracting company and that the exact scope is stated. Design, supervision and the unit owners' decision-making procedures should be clearly separated. Prepare a short list of differences that still need clarification.
